Game 1: "We'll Guarantee the Sales Price!"
One of our biggest pet peeves with certain real estate agents is when they offer "the guaranteed sales" price.
Ads that Guarantee a sale of your home at a price and date that you agree to or the agent will buy your home only guarantee that you will most likely Under Price your home. These ads are a gimmick to get the interview and when people fall for this they aren't getting the best service or marketing value.
If you are interviewing one of these agents then start the interview by handing them a contract and tell them to make their "guarantee" offer now. If the number works for you sell your home to them that night and move on with life. This will save you an hour by exposing the real wholesale value of your home, usually 15-30 percent below the REAL Fair market value.
